The latest version of the Standard Clauses (designed to speed up the contract stage of residential purchase transactions) is now in place and has been adopted for use by Archibald Campbell & Harley in virtually all residential transactions.

The popularity of these Clauses is growing so much so that the latest version is now known as the "Combined Standard Clauses" and has been adopted not only by the majority of Edinburgh practitioners but also those in Glasgow and in the central belt. The Combined Clauses (2009 Edition) is available for you to view by clicking on the link below. In addition, we have produced a detailed client guide, giving some explanatory notes about each of the individual clauses.

Some legal firms still prefer to use the earlier set, which were produced in 2007, and for that reason, our link to the earlier version and our Client Guide has been retained here. Over time it is expected that the latest 2009 Edition will be used by the majority.

These Standard clauses have evolved over a number of years and have been adjusted and agreed by the Edinburgh Conveyancers Forum, a group comprising the majority of residential property practices in Edinburgh which, through discussion and negotiation, have agreed a standardised set of conditions which can be safely and sensibly accepted and agreed between seller and purchaser from the outset. Every offer must be looked at individually, but it does allow the individual agents to concentrate on the specific points which are particular to each individual transaction. The aim is to shorten the time taken to achieve a final and binding contract, and in general, these Standard Clauses appear to have achieved that aim.
